Why skylights leak

- Flashing. Most leaks start here. Flashing that’s rusted, bent or lifted by wind, or that was installed with caulk instead of proper step flashing, lets water run under the shingles and into the opening.
- Seals and gaskets. The seals between the glass and the frame dry out and crack with age, letting water in at the edge of the glass.
- Cracked or broken glass. From hail, falling branches or age.
- The roof around the skylight. Worn or missing shingles above the skylight, or leaves and ice built up on its uphill side, push water under the flashing.
- Condensation. Warm, humid air meeting cold glass can drip down the shaft. It looks like a leak but needs a different fix, such as better ventilation or a venting skylight.
